I help buyers, sellers and investors make clear, well-priced decisions across the North Shore, downtown and anywhere in British Columbia — from first condos in Yaletown to waterfront homes in West Vancouver and tenanted investment properties that have to make sense on paper first.
The top West and North Vancouver realtors win on proof — beautiful presentation of the homes they list and sell. That is how this site leads. Live MLS® search then slots into this same section through the board's own IDX/VOW agreements — Kouros's board permission for displaying listings on his website is already secured and carries over to this site: visitor accounts with saved searches, sold-listing search back two years, and an instant notification to Kouros the moment you register or save a home.
Kouros's own listings, presented editorially — full photo stories, the amenities and the neighbourhood, not just the rooms. See the showcase below.
Under the board's VOW rules, sold prices are for registered visitors. Create a free account and you will be able to search sold listings back two years and save your own searches and favourites.
When you register or save a search, Kouros is notified directly — so he can flag the quiet, tenanted and off-market opportunities that never reach the public portals.
Register your interest now and Kouros will set you up personally — today through his MLS® Collaboration Center (the system he already runs for clients), and on this site itself the moment the IDX/VOW feed is connected here — the board permission behind it is already in place. Your request below is prepared ready to send.
Large photography, the full story of the home and its setting, and honest pricing. This is the presentation standard Kouros brings to every listing.

FeaturedFalse CreekSeawall at your door, the marina in front of you, and Hamilton Street's patios a block behind. Lock-and-leave downtown living with a view that never gets built out.
Investor pickYaletownWarehouse conversions on Hamilton and Mainland rent quickly and hold value through every cycle — the kind of tenanted, income-producing downtown property Kouros sources for investors.
Showcase presentation: these editorial features illustrate the listing style. Kouros's current live listings replace them at launch through the MLS® feed.
Not one deal — a full board of them, re-verified listing by listing on October 21, 2026. Every area is presented as a prestige range: the iconic — its most expensive, one-of-a-kind home — at the top; the hottest deals in the middle; and the lowest-priced verified listing in the area as the entry bookend at the bottom. Where an area’s priciest listing is actually land or an assembly, it is shown and labelled as land — never dressed up as a house. Each board carries 10–15 real listings — detached houses and apartments side by side — every one with its listing photo, its MLS® number and a link to its full REALTOR.ca listing. Anything that could not be fully verified — an address, an MLS® number, a price two sources disagree on — is held off the board rather than guessed. Prices and availability move fast — confirm any pick with Kouros before you count on it.

British Properties, West Vancouver
The true top of West Vancouver: a brand-new British Properties estate from a Stefano Ricci / AV Brand / David Christopher collaboration — 38-ft foyer ceiling, leaded-glass dome, twin marble stairways, and panoramic views over downtown, the Lions Gate and Stanley Park. Priced above every home in West Vancouver — because it is land, not a house: “The Laxton Estate,” four legal parcels with 330+ feet of ocean frontage, an Arthur Erickson–designed main residence, a beach house and a putting green. Shown here labelled for what it is: the district’s biggest land play.

British Properties, West Vancouver

Dollarton, North Vancouver

Brand-new to market on October 21 — one of North Vancouver’s cheapest entry points.

Central Lonsdale, North Vancouver
North Vancouver’s lowest-priced listing with a fully verified address: a 2-bedroom in Central Lonsdale. The fine print is real — the building carries age restrictions, no pets and no rentals — so it suits the right buyer, and Kouros will confirm the details before any showing.

Yaletown, Vancouver
Cut $20,000 on October 19: a Yaletown 1-bed + den under $460K.

West End, Vancouver
Downtown’s lowest verified freehold: the listing’s own words are “WEST OF DENMAN FREEHOLD under $400k, with parking!” — and the ask already sits $61,000 below where it listed in spring 2026. Cheaper West End listings exist, but they are leasehold or co-op shares — a different purchase entirely.
13 verified listings · Renfrew Heights down to the Kingsway entry studio

Renfrew Heights, Vancouver East

It was cut another $34,900 on September 1, and the $360/month strata includes heat and hot water. The foreclosure board below explains how court sales work before you write on one.
13 verified listings · the Gilmore estate down to the Brighouse entry condo

Gilmore, Richmond
Richmond’s most expensive active listing: a castle-like landmark estate built in 2020 on a 31,800 sq ft lot with North Shore mountain views — and freshly cut $400,000 on Oct 16, which is exactly when a trophy starts to become a conversation.

East Richmond, Richmond
Priced like a trophy, labelled honestly as land: an agricultural holding play — the listing sells long-term holding value and farm taxes of just $1,096/year, not luxury living.

Gilmore, Richmond
A court-order sale, as-is, already cut $810,000: a 9-acre estate with a 40-ft indoor pool and a tennis court. Court sales run on the court’s rules — the process explainer sits on the foreclosure board below.

Woodwards, Richmond
Brand-new 2026 construction in Woodwards — Richmond’s newest big-house supply.

McLennan, Richmond
Listed one day before this board’s October 21 check: 6,503 sq ft of McLennan house, brand new to market.

Brighouse South, Richmond
Richmond’s cheapest conventional dwelling — a freehold condo, not a float home: a 665 sq ft one-bedroom in Brighouse South under $300K. (A cheaper Dyke Road float home sits on today’s feed, but two sources show two different prices for it, so it stays off this board until Paragon confirms which is live.)
Every listing above was verified active on October 21, 2026 against MLS®/DDF-feed sources, with its MLS® number shown so you can pull it up in any listing search; the most-expensive and lowest-priced bookends come from full-market sorts run the same day, and land or assembly listings are labelled as such wherever they appear. Listings sell and prices change — Kouros refreshes this board as the market moves.
Kept deliberately separate from the regular listings above. These are court-ordered sales, receivership sales and bank sales — a different process: offers are usually subject to court approval, homes sell “as is, where is,” GST can apply, and timelines run on the court's clock, not the seller's. The value can be real, but so are the traps. And there are a lot of them right now: 946 court-ordered listings were recorded across Greater Vancouver and the Fraser Valley in the first nine months of 2026 — the most in at least a decade (CBC News, from Zealty data). Nothing is posted on this board without a verified MLS® number, and every sub-area below has its own grid. Every card now leads with the listing’s own photo — tap it to open the full gallery, all of the listing’s photos in order. Kouros re-checks the court and bank-sale lists every week, and new or updated listings post here as they are verified — this board was refreshed October 21, 2026, with 21 verified listings across six areas.
3 verified listings · Horseshoe Bay & the British Properties side · tap any photo to open the listing’s full gallery
Horseshoe Bay, West Vancouver
The listing’s own remarks open with the words that put it on this board: “COURT ORDERED SALE.” A two-bedroom in Horseshoe Bay, West Vancouver’s waterfront village, under $1M — sold as is, where is, with the court approving the final deal.
West Vancouver
The listing’s remarks say it plainly: “COURT-ORDERED SALE.” Five bedrooms and 4,111 sq ft on Sandhurst Place — court-ordered listings at this level are rare in West Vancouver, and it is the court’s approval process, not a bidding war, that decides who gets it.
West Vancouver
The listing’s own words: “COURT ORDERED SALE — OFFERS ANYTIME & priced below assessment.” A seven-bedroom, 6,126 sq ft estate marketed below its BC Assessment value — the rare court sale where the discount is stated up front. Offers anytime, subject to the court’s process.
West Vancouver sees few court-ordered listings, and they sell at full neighbourhood values more often than buyers expect — the discount, when there is one, is in the process, not the postal code. Kouros prices the comparables before you write.

Lynnmour, North Vancouver · “APEX”
On this board through the MLS® record itself: the Seller’s Interest field reads “Court Ordered Sale,” even though the public remarks don’t repeat it. A ground-level two-bedroom in APEX, a 2024 Lynnmour tower, cut $31,000 on October 16 — about $716/sq ft in a building where a smaller 934 sq ft one-bedroom is listed at $859,000 (≈ $920/sq ft).
Lynnmour, North Vancouver
“Court Ordered Sale” — in the listing’s own remarks. A four-bedroom, three-bath Lynnmour townhouse listed October 6 at $512/sq ft: detached-house room on a townhouse budget, among the lowest per-foot prices anywhere on this board.
Lynnmour, North Vancouver · “Hunter at Lynn Creek”
The listing closes with the line that puts it on this board: “ALL OFFERS SUBJECT TO APPROVAL OF THE SUPREME COURT OF B.C.” Now $1,809,000 after a further $90,000 cut on October 20 — $190,900 under its original $1,999,900 ask.
Lynn Valley, North Vancouver
Carried on both the Zealty foreclosure index and the North Shore foreclosure category — with one honest difference from most of this board: this listing’s public remarks do not state the court terms, so Kouros confirms the Seller’s Interest in the MLS® record before anything is written. A four-bedroom Lynn Valley house, cut $86,000 on October 19.
Court approval, “as is” condition and strata surprises are the norm on this board — not the exception. Kouros walks you through the exact process for the listing you are eyeing before any offer is written.

Coal Harbour, Vancouver West · “Bayshore Gardens”
The listing says it plainly: “COURT-ORDERED SALE. Property is being sold on an ‘as is, where is’ basis and all offers are subject to approval of the Supreme Court of British Columbia. Schedule A applies.” A 19th-floor Coal Harbour two-bedroom at $1,072/sq ft — on a court sale, the process decides the final price.
Southlands, Vancouver West
The remarks open with it: “COURT-ORDERED SALE, SOLD AS-IS, WHERE-IS.” A five-bedroom, seven-bath house in Southlands, the acreage pocket on Vancouver’s southwest edge, at $957/sq ft — and “as is” means the condition homework is entirely the buyer’s.
Yaletown, Vancouver West · “The ARC”
On this board through the MLS® record: the Seller’s Interest field reads “Court Ordered Sale,” though the public remarks don’t repeat it. A two-bedroom in The ARC, the 2019 Yaletown tower, at $1,055/sq ft.
Yaletown, Vancouver West · “The Gallery”
The entry price on this side of the board: a Yaletown one-bedroom under $460,000. The MLS® Seller’s Interest field reads “Court Ordered Sale” — the board’s foreclosure extract had it at $479,000 before the latest reduction. Sold as is, and the court has the final say on any offer.
Court approval, “as is” condition, possible GST, and strata or tenancy surprises are the norm on this board — not the exception. Kouros walks you through the exact process for the listing you are eyeing before any offer is written.

Collingwood, Vancouver East · “Cecil Hill”
The deepest documented discount on this board, in the listing’s own words: “Court order sale, priced well below BC Assessment of $459,000.” At $369,900 the ask sits about 19% under its $459,000 assessment — steps from Joyce–Collingwood SkyTrain.
Chinatown / Downtown East, Vancouver East
“Court-Ordered Sale. Sold ‘as-is, where-is.’” — the listing’s own words. A Chinatown one-bedroom cut $14,000 on October 20: small, central, and sold strictly as is — the condition homework is the buyer’s.
Collingwood, Vancouver East · “Millenio”
“Court order sale, 1 bedroom at Millenio at Collingwood Village” — and the MLS® Seller’s Interest field reads Court Ordered Sale as well. The remarks note the suite needs renovation, which is exactly why a Collingwood Village one-bedroom is $480,000. Its gallery is the listing’s own five photos.
Mount Pleasant / Olympic Village, Vancouver East
Another listing that says it outright: “COURT-ORDERED SALE… all offers are subject to approval of the Supreme Court of British Columbia.” A one-bed-plus-den in the Olympic Village pocket at $973/sq ft — Science World, the seawall and the SkyTrain are the neighbourhood.
2 verified listings · Brentwood Park · tap any photo to open the listing’s full gallery
Brentwood Park, Burnaby · “Escala”
On this board through the MLS® record itself — Seller’s Interest: “Court Ordered Sale” — and carried in the Zealty foreclosure index. A two-bedroom at Escala, the same Brentwood pocket as Kouros’s own Gilmore Place listing; the foreclosure extract had it at $705,000 before the current $690,000. Sold as is, where is.
Brentwood Park, Burnaby · “Motif”
The listing brokerage’s own post calls it a “Court-ordered sale. Schedule A may accompany offers,” and the current remarks keep it: “Schedule A needs to be part of offering” — Schedule A is the standard court-ordered-sale addendum. A 28th-floor, 1,616 sq ft home at Motif, at $804/sq ft.
4 verified listings · Granville, East Cambie & McLennan · tap any photo to open the listing’s full gallery
Granville, Richmond · “Sussex Square”
The cheapest court-ordered listing found anywhere in Greater Vancouver — and the one to read most carefully. The remarks: “Court order sale, 1 bedroom suite in the Sussex Square leasehold building.” This is leasehold prepaid: the lease runs to December 31, 2087, and the maintenance fee includes property tax, heat and hot water. One caution: a second index carries this same suite under MLS® R3174227 — Kouros confirms which number is live before you act.
Granville, Richmond · “Laurelwood Gardens”
A three-bedroom Granville townhouse on the court-ordered list — the MLS® Seller’s Interest field reads “Court Ordered Sale” — at $574/sq ft, among the lowest per-foot prices on this board, and cut $29,000 on October 19. The listing carries a single photo, so Kouros walks this one with you in person.
East Cambie, Richmond
“Court-Ordered Sale” — in the listing’s own remarks. Six bedrooms and 3,085 sq ft in East Cambie at $502/sq ft: house-scale space at a per-foot price this board rarely shows in Richmond.
McLennan, Richmond
“Court Ordered Sale” — the listing’s own words. A 6,058 sq ft house on 3.88 acres in McLennan, cut $880,000 on September 29. Acreage inside Richmond’s city limits almost never reaches the court’s list; when it does, the process — not the land — is what needs an expert read.
How this board is verified: every listing above was confirmed active on October 21, 2026 against live MLS®-feed sources — the board's published foreclosure extract (Seller's Interest: Court Ordered Sale), Zealty's court-ordered (foreclosure) feed and Zolo listing records — with its MLS® number shown so you can pull it up in any listing search. Where a listing's own remarks state the court-ordered terms, the card quotes them; where the court status comes from the MLS® record itself, the card says so. Photos are each listing's own, shown in the listing's gallery order. Court dates get set, offers get approved and listings sell — confirm the current status of any pick with Kouros before you act on it, and expect this board to change as the weekly court and bank-sale lists update.

Plenty of homes, condos and suites for rent are listed on the MLS® — not just on the big rental sites — in every corner of British Columbia. Use this search for your own move, on your own time: no account, no obligation, and no need to involve Kouros at all. And if you would rather have help — or you are a landlord with a home to place — he is one message away.
A track record you can check. This wall is built for Kouros's real record — at launch, every card is a verified sale with its sold price, because past results are the single best predictor of what an agent will do for your home.

For clients who read the data before they make a move: the board's own figures — what sold, what is sitting on the market, and where benchmark prices are heading in the four markets Kouros works every week. Statistics month: September 2026, from Greater Vancouver REALTORS® (GVR), published October 2, 2026. This page is refreshed every month when the board publishes its statistics package — and once this site's board feed (sold data through the VOW) connects, the sold-based charts will refresh from live board data instead of the monthly package.

GVR's rule of thumb from its historical analysis: sustained readings below 12% come with downward pressure on prices; sustained readings above 20% come with upward pressure. September sits below the line — a buyer's market on the board's own measure.

West Vancouver activity is reported by the board as “West Vancouver / Howe Sound.” One honest limit: the board publishes the sales-to-active listings ratio and inventory totals for the region as a whole (by property type), not area by area — so the balance gauge above is regional, and each area card shows that market's sales against its new listings, the flow measure GVR does publish by area. The headline says sales fell 8.4%. The detail says something more useful: detached sales actually rose 4.2% and townhouse sales rose 0.6% year over year — the entire decline is apartments, down 18.6%. End-users are buying houses; investor demand for condos is still on the sidelines. With the sales-to-active ratio at 10.9% — below the board's own 12% pressure line — and roughly nine and a half months of inventory for sale, buyers hold the leverage right now, and benchmark prices have eased about 3% since January. Selling? Price from this month's comparable sales, not from last year's. Buying or investing? Sixteen thousand listings is 24% more choice than the ten-year average — the selection needed to find a genuine deal is on the market today, and it is the tenanted detached homes that are trading while investor condos sit.
Four markets I work every week — each one trades differently, from pricing and strata rules to rental demand and even the best day to list. Below them, the regions the search on this site reaches across the province.

Waterfront estates, the British Properties, Ambleside and Dundarave village homes. Large lots, ocean and mountain views, and some of the most valuable residential land in Canada. Value here lives in the lot, the view corridor and the street — in that order.

From Edgemont Village and Upper Lonsdale family homes to Lynn Valley and the new Lonsdale waterfront condos. Prime North Van — closer to the water, on the right streets — keeps rewarding patient buyers, especially tenanted homes priced as genuine deals.

Marina-front luxury towers, harbour and mountain views, and the business core on your doorstep. A favourite for downsizers and executives who want lock-and-leave living without giving up space or outlook.

Converted warehouse lofts, patios on Hamilton and Mainland, and False Creek at the end of the street. Yaletown rewards buyers who know the buildings — heritage conversions, rental rules and strata health vary block by block.
The search on this site is not fenced in. The same MLS® bar above reaches every board in the province — lake country, the Island, the Valley and rural acreage — so wherever in BC your move is headed, you can start it here.

Lakefront homes, vineyard acreage and lock-and-leave condos from Vernon through Kelowna and Penticton to Osoyoos — Canada's lake-and-wine country, and a favourite for second homes and relocations.

Victoria's harbour condos and heritage homes, up-island acreage, and oceanfront from Sooke to the Comox Valley and Campbell River. A different pace, the same pricing discipline.

Farmland, family subdivisions and acreage under Mount Baker and the Golden Ears — Abbotsford, Langley, Mission and Chilliwack, where a dollar still buys land, not just airspace.
Modelled on what the top Greater Vancouver realtors offer — then stripped of the fluff. Straight advice, sharp pricing, and negotiation that protects your money.
Private previews, honest reads on value (including what a home will be worth to the next buyer), strata and document review before you write, and offers structured to win without overpaying.
Pricing from live comparable sales — not hope. Professional photography of the home and the amenities and neighbourhood around it, staging advice, and exposure to qualified buyers, including my private investor network.
Small rental buildings and tenanted units — typically 3 to 8 units around the $1M mark per property — in West Vancouver, prime North Vancouver and downtown. Tenanted homes often carry the genuine deals; I run the rent, cap-rate and appreciation case before you ever see a showing.
Some of the best opportunities never reach the public portals. Through my network I bring qualified, discreet buyers and sellers together — useful when privacy matters as much as price.
A written valuation from recent comparable sales in your exact pocket — and a candid talk about where the market is heading, not just where it has been.
Declutter and staging plan, then extensive photography: every room, the building amenities, and the street and neighbourhood your buyer is really buying into.
MLS® launch, private outreach to qualified buyers and investors, showings managed end to end — and hard, patient negotiation on price and terms.
Subjects removed, documents in order, and a smooth handover on completion day. My job ends when your money is in and your keys are exchanged — not when the sign goes up.
A quick planning estimate — not a mortgage approval. Move the numbers and see the payment change instantly.
I am a Personal Real Estate Corporation (PREC*) with Royal Pacific Lions Gate Realty Ltd., based at 203 – 1555 Marine Drive in West Vancouver, working across Greater Vancouver with a focus on the North Shore and downtown.
My clients range from first-time buyers in Yaletown to families upsizing in Edgemont, downsizers moving to Coal Harbour, and sophisticated private investors building small rental portfolios. What they have in common: they want a genuine deal, honest numbers, and an agent who will tell them when not to buy.

The one thing most sellers actually need: what your home will sell for, and exactly how Kouros would market it to get there. Send the address and he will prepare a written, comparable-based evaluation with a full marketing proposal — photography, presentation and pricing strategy included. No obligation. Buying or investing instead? Use the same form and the search starts the same day.
